The commercial complex Kichy Funes Multiespacio is located in the center of the town of Funes, in an area close to residential neighborhoods and the main metropolitan connection routes.
The main premise of the project was to offer flexibility in the use of spaces, allowing them to adapt to various commercial demands without compromising architectural quality. The proposal is structured around a base module that ensures the versatility of the interior environments while optimizing material and spatial efficiency.
Since the regulations allowed a total height of nine meters distributed over only two floors, a sectional interlocking operation was incorporated, enabling the formation of three levels without overlapping more than two interior spaces simultaneously.
This module is repeated ten times, forming a transparent prismatic volume clad mainly with a micro-perforated metal skin, which also serves as the building’s technical space. The volumetry is completed by two “wedges” that intersect with the main prism: one located at the back of the lot, designated for service areas, and another at the front, extending the commercial units toward a semi-covered ground-floor esplanade and incorporating an accessible terrace into the complex.
The complex is organized around a longitudinal circulation that integrates the public space with the building’s interior. From the access esplanade, a wide staircase ascends—conceived not only as a functional element but also as part of the public infrastructure. At the end of the path, a central courtyard articulates access to the second-level units and enhances the double-height spatial condition of the first floor. In this way, the programmatic operation of incorporating public space within the building does not compromise the functional efficiency of the whole; rather, it enriches and amplifies it, consolidating a proposal that combines flexibility, materiality, and urban openness.
